SAUNTON GRANGE OVERVIEW
SAUNTON GRANGE is a stunning 7 bedroom property sleeping 17 people, perfect for families, friends and couples. This is the perfect home for celebrations such as stag or hen parties etc. This property caters perfectly for your next celebration, party /or large gathering. GRANGE, in the rural hamlet of Lobb, very close to Saunton, is the beautiful original kitchen and servants quarters of the old manor house (that sadly burned down after WW2), lovingly and thoughtfully modernised with a wealth of original features and tremendous charm. Throughout the property are original beams, stone niches, deep-set windows and exposed stonework. Slate grey flagstone floors abound on the ground floor, natural wood doors with rustic style fittings can be found throughout. Owing to its elevated position, open windows afford gorgeous country views. The beaches of Croyde, Putsborough & Woolacombe are nearby, as well as two championship courses in Saunton.

DINING ROOM
As you step through the front door into the double aspect dining room, the high beamed ceiling never fails to impress. The lofty space, with its exposed beams, grey slate flagstone floor, cream washed natural stone walls, hardwood table and high backed chairs give this room a medieval feel. This a great room for dining, socialising or relaxing. You can choose to illuminate the room using the halogen down lights, but, for a more atmospheric feel, make use of the candle lantern hanging from a central beam. This room has 2 x dining tables seating 10 + 6.

LIVING AREAS
Enter the main lounge via the hallway leading from ground floor bedrooms or the dining room. This is a large, sociable room – perfect for family and friends gatherings. Entertainment features are the 51” wall-mounted TV and a decorative log-burning fireplace (decommissioned). Seating is arranged with 2 x large corner settees. Classic chandeliers complete the historical feel of this property.

The first floor snug room has a really cosy feel, enhanced by soft cream leather sofas and an armchair, guests are encouraged to relax and enjoy the entertainment hardware, which includes a Smart TV, with Netflix DVD player (very large collection of DVD’s), Freeview, inclusive Wi-Fi broadband (note, due to very thick walls, some areas may not be reached), plus a selection of classic children's books.

KITCHEN
The adjoining farmhouse style kitchen, reached through a low doorway topped with substantial wooden lintel, is well equipped with modern appliances. The slate effect work surface, white porcelain sink and burnished brass mixer tap tone well with the rustic solid wood kitchen units and stone floor. The focal point of the room is the solid fuel decommissioned Rayburn cooker set in the natural stone fireplace. There is a secondary double oven, grill and ceramic hob, dishwasher, microwave oven, fridge/freezer, coffee maker and 4-slice toaster. A further farmhouse dining table and 4 chairs are located in this room as well as a wall mounted flat screen TV with integrated DVD player.

BEDROOMS
Bedroom 1
is a ground floor twin bedroom, a bedside table with reading lamp is set between the two metal framed beds. Storage is provided by a 5 drawer chest and wardrobe. There is a wall-mounted flat screen TV with integrated DVD player. This is a cosy and comfortable carpeted room.

Bedroom 2 is a double bedroom, also on the ground floor, with a flagstone floor. The good sized metal framed bed is set opposite a quirky low arched doorway that can be opened to reveal stunning countryside views. In this room there is a chest of drawers plus wardrobe, a wall-mounted flat screen TV with integrated DVD player provide guests with entertainment facilities.

Bedroom 3, also ground floor has a king size bed, large wall-mounted 32” TV, pew bench, bedside table and lamps. There is a walk-in baby’s room with travel cot, high chair and changing table.

A beautiful, handmade oak staircase leads up from the flagged hallway to the first floor galleried landing, glass wall mounted candle holders are a great touch, use them to cast a warm glow of candlelight over the landing.

Bedroom 4 is a very large versatile room, ideally aimed at children, with a pair of triple bunk beds (double below with single above) that sleep up to 6. There is a large wardrobe, providing not only storage, but a home for a comprehensive range of children's games, books and soft toys as well as selection of classic wooden toys and dolls house. A colour TV with DVD player, Wii games console with games & DVDs, will also be found in this room.

Bedroom 5 is a lovely double bedroom, with 32” TV with integrated DVD player, Freeview, wardrobe. This bedroom has an en-suite shower, WC and basin

Bedroom 6 is a single bedroom with single bed wardrobe, bedside table and lamp.

Bedroom 7 leads through to the snug living room. This room is equipped with double bed, wardrobe, electric-effect coal fireplace, wall-mounted 32”TV and dresser.

BATHROOMS
There are 2 family bathrooms and 1-en-suite shower room. All bathrooms are upstairs.

Family bathroom 1 has a key-shaped bath with electric shower-over, WC and hand basin.

The family bathroom 2, located at the end of the galleried landing, enjoys a view of the walled courtyard garden, the walled lawned garden and the hills beyond. There is a white suite, comprising, bath, separate shower cubicle, low level WC and pedestal wash basin with large mirror above.

There is an additional WC facility in the outside utility room, which houses the washing machine, tumble drier and ironing facilities. There is also a wash basin. Bath towels are inclusive.

OUTDOORS
This character home is set in a landscaped walled, block paved and gravelled courtyard with a large walled garden beyond, as well as a further extensive lawned area and gravel parking area. Enjoy countryside veiws from the luxurious hot tub.

The wonderful courtyard exudes a Mediterranean feel and provides an amazing suntrap, well furnished for dining and barbecuing. This large garden has sun loungers with parasol. There is a heavy-duty telescopic rotary clothesline, as well as an outside utility room for all laundry needs. In addition, a large, flat, lawned and semi-walled garden with children’s play area, provides further private outdoor social space. A really lovely family home and a stunning holiday destination for all. Dogs are more than welcome at this property,.

In the Orchard Garden enjoy a large hot tub on raised decked area with deck chairs and tables - enjoy celebratory days and evenings in privacy.

WALK TO - Braunton and surrounds is a great place for days out with family and friends. Many local restaurants and pubs offer a superb variety of food and entertainment such as Squires (great fish and chips), At One (Tapas Evenings), The George Pub (great local food as well as Thai Cuisine) and The Williams Arms (well renowned Sunday roasts). Entertainment facilities are available for all ages.

CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.

DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses. Finally, picturesque walks through beautiful forested areas and running rivers such as at Watersmeet will complete your wonderful stay in this beautiful part of England.

Was a great, solid house with a lot of options for things to do. We had a very relaxing stay visiting Woolacombe and Saunton Sands as well as Braunton. Karen the property manager was so helpful and it was nice to have someone meet us face to face for check in.

Came here for a stag. Perfect for the occasion, sleeps big groups easily, large outdoor area for activities, plenty of outdoor furniture as well. Hot tub was perfect addition to enhance stay. Kitchen was well equipped and parking was very convenient as well. Karen was very friendly and informative about the house

We had a stag do last weekend and we couldn’t be happier. The host was fantastic and really friendly and gave us the freedom to enjoy our selves. The cottage was clean, tidy and the garden/ hot tub area was fantastic. Spectacular views from the field area too. Thoroughly recommended Ollie

We went for a lads weekend to celebrate a 50th, a fantastic venue. Karen was friendly and helpful, from advice and bike routes to the best beach to surf (try and surf). Very slick and professional, we loved it X Fantastic venue for large groups in its own private grounds. We’d highly recommend.

Fantastic property in a private location - perfect for large family getaways/breaks. The garden area is fantastic, as is the hot tub. Everything you could want is within a 5 min drive and there are some great walks nearby. The property is full of charm and really well appointed with plenty of space for large parties. Definitely recommended.

The house was absolutely perfect in every way, couldn't have had a better property for a stag do! The host Karen was very welcoming, with fantastic communication and there when we needed help with the hot tub. The location was beautiful, located in the middle of the countryside so noise was never an issue, with a short walk into Braunton, perfect for pubs, bars and restaurants. The bedding was clean and very comfortable, as were the showers and toilets. The vast living areas were cosy, with a brilliant kitchen to cook in! Highly, highly recommend! Thank you Karen!

Such an awesome place, great garden with firepit/bbq, clean and private. Has feeling of being in Spain with the Spanish type tiles on the huge walls around the property. Karen the owner is an absolute legend, didn't mind us playing our music fairly loud :) , great place nicely tucked away from all the madness, a 15min walk to the pub. Excellent place for a big group, stag party, celebrations etc. Close to Saunton beach. Can't wait to go again :). Thanks Karen.

Very pleasant stay, large property with plenty of room for big family parties. Had pretty much everything we needed there and close to the lovely North Devon beaches. Hot tub was a great success, just a shame we couldn’t have ordered better weather

A deceptively large and spacious house, the Grange was fantastic accommodation for our groups break. The main living room was very cosy, especially with the fire going, and it's close to the main beaches and Braunton. We would definitely recommend this house

Good location for surfing beach of Staunton Sands. The property met all of our needs. Hot tub an added bonus. Gardens ideal for younger members of family to safely run around in. Would recommend and return to in the future.

Home from home Left on Jul 31, 2017 for a stay in Jul 2017 Big family gathering with many children. A lovely 2 weeks. This house is not perfect, so if you want souless cleanliness dont come here, we absolutely loved it. Quirky full of character and plenty of room for everyone. Safe for small children and dogs. Hot tub spotless. Karen the owner couldnt do enough for us. Note; just one fridge though for many people, plenty of freezer space however. Booked Braunton Grange for my Wife's 30th birthday. She loved the place and very conveniently located for Saunton and Croyde. Would definitely recommend for large groups. Parking for at least 7 vehicles if double parked. The hot tub is definitely a bonus!

“Perfect location for a hen weekend - we stayed as a group of 13 and the house was more than big enough. The pictures don't do it justice it's absolutely stunning, in particular the garden and hot tub area. Karen was a great host and was willing to help in any way she could, while leaving us to our own devices the entire time. The only thing to bear in mind is that you're in the middle of nowhere so signal is sparse and intermittent. The wifi is extremely limited to basically one corner of the house but at the end of the day you're going for a break - there's plenty to entertain you without your phone. Great weekend - thanks again x”

“A group of 8 of us stayed here for a surf holiday in October 2016. Karen was extremely helpful when we arrived, and the house was very clean. The location is fantastic - just a few minutes drive to Saunton sands for surfing, or to Braunton. The hot tub was a real highlight after a day in the cold water! We would definitely recommend this place to others.”
