Overview
HEATHERSETT is all about location and ease. We love being able to step out and be on Instow Beach within minutes (approx 152 steps from the property), start the day with breakfast in the light-filled kitchen and return from coastal walks to relax in the garden beside the pond. The Juliet balcony sea views are a real highlight, especially in the mornings, and the enclosed garden makes it easy to unwind after a day exploring the coastline and surrounding countryside.

Entrance Hall
The welcoming entrance hall is light-filled and beautifully styled, immediately setting the tone for a calm and sophisticated stay. It offers a warm first impression and a practical space for arriving back after beach walks or days spent exploring the North Devon coastline.

Lounge and Dining Room
The spacious open-plan lounge and dining area is designed for relaxed luxury and social living. Plush seating for six creates the perfect setting to unwind with a film on the Smart TV or enjoy cosy evenings by the stylish coal-effect gas fire. A DVD player and a selection of DVDs are also provided for relaxed movie nights in. The elegant dining area invites guests to gather for long, leisurely meals, board games or planning the next day’s coastal adventures.

Kitchen and Breakfast Room
The designer kitchen and breakfast room is a true centrepiece of the home, featuring a dramatic high apex ceiling with exposed beams and French doors that open directly onto the landscaped garden. Fully equipped for effortless self-catering, it includes an electric oven, induction hob, microwave, fridge/freezer, Smart TV, washing machine and dishwasher. The wood burner in the kitchen is for owner use only and is not available for guest use.

Master Bedroom Suite
The master suite offers a calm, boutique-style retreat with a luxurious king-size bed and Smart TV, perfect for slow mornings or early nights after busy days exploring.
The private en-suite shower room is finished to a high standard, providing hotel-quality comfort and convenience.

Sea View Double Bedroom
This elegant double bedroom combines comfort with stunning coastal scenery. Guests can wake to beautiful estuary and sea views from the Juliet balcony, creating a truly special coastal experience.
The room also benefits from its own modern en-suite shower room for added privacy and ease.

Ground Floor Twin Bedroom
The ground floor suite is ideal for couples, friends or family members, featuring twin beds. French doors open onto the front garden, allowing in plenty of natural light and offering easy outdoor access.

Ground Floor Bathroom
The additional ground-floor bathroom includes a bath and WC, providing extra convenience for guests staying on the ground floor or returning from the beach. Bath towels are provided.

First Floor Reading Nook
The charming first-floor reading nook is a peaceful hideaway, perfect for enjoying a morning coffee, catching up on a good book or simply taking a quiet moment away from the main living spaces.

Garden and Outdoor Space
The enclosed landscaped garden offers a tranquil outdoor sanctuary with an ornamental pond featuring decorative fish, a spacious decked entertaining area, outdoor dining furniture and a BBQ for relaxed summer evenings. Please note there is no fencing around the pond and children must be supervised at all times. At the front of the property, a suntrap patio with seating and a foot bath provides the perfect place to unwind after sandy beach walks. The entrance gate can be locked from the inside to provide a safe garden area.

Parking
Private off-road parking is available directly at the property for two to three cars, depending on vehicle size.
