CROYDE VILLA SUNSEA OVERVIEW
CROYDE VILLA SUNSEA is in a fantastic central village location with far-reaching sea views and a short walk to the beach.

This 6-bedroom detached private house is perfect for two/three family occupation. Within walking distance of famous Croyde beach and its ice cream shop, gourmet restaurants, chocolate box village pubs and stores, you can’t help but feel spoilt by this ultimate beach holiday. Countryside walks are available directly from the property and include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.

Guests of Villa Sunsea enjoy a 25% Discount on the hire of Surfboards and Wetsuits etc. at CROYDE SURF SHOP (Littlepinkshop). Equipment may be booked in advance at www.croyde-surf-hire.co.uk (25% discount code on request).

LIVING AREAS/DINING
The entrance hall leads to a very spacious triple aspect split-level, open-plan lounge with electric pebble living flame feature fireplace and a large corner lounge suite and coffee table. Entertainment is provided by a 50' Toshiba Flat-Screen Wall-Mounted Smart TV with SKY +HD (including full package and sport) This Internet Enabled TV has it’s own NETFLIX Account, and can access Youtube, Facebook etc. Villa Sunsea enjoys a Fibre Optic Wireless Broadband connection. There is a dedicated dining area with a solid pine 12-seater dining table. The second adjoining split level lounge/sun room has a sky roof featuring solid pine beams, and a further lounging area with two leather couches. This room leads through to the garden via double doors and is perfect for relaxing with a good book or board game.

KITCHEN
The modern solid pine, open-plan kitchen features a ceramic and granite hob island with halogen-lit extractor hood. All the appliances are integrated and include a dishwasher, washing machine/dryer, tall fridge, separate 3-drawer freezer unit, eye-level twin-oven, microwave, filter coffee percolator etc. There is also a breakfast bar with garden views. Attention to detail includes a large variety of pots and pans for all occasions and 4-slice toaster.

BEDROOMS
Bedroom 1 is a self contained ground floor bedroom with king-sized bed (can be separated into 2 twin beds, please specify when booking) boasting an en-suite shower room and WC, now with a Smart TV including Netflix. Separate from the main house, very private, accessed from the entrance hall. There is a hand basin in the room for convenience and storage is catered for with a chest of drawers and tall dresser.Views overlook a small rose garden and beyond. This separate unit is ideal for 3 generation families or when a couple/grandparents want to enjoy peace and privacy.

Bedroom 2 (Ground Floor) is a sunny double-aspect twin bedroom with views of both the garden and over open fields to the dunes and sea, including Baggy Point and Lundy Island. Newly-fitted blinds offer privacy and bedside table and lamps are provided. A storage facility contains a large variety of children’s toys. The staircase and landing leads to the first floor with four further bedrooms. There is a modern-style stairgate at the top and bottom of the staircase.

Bedroom 3 (Upstairs). The Master Bedroom, king-sized bed with bedside cabinets and reading lamps, large built-in overhead wardrobe and full-length mirror, dedicated en-suite shower room with WC. Country views up the valley towards Georgeham.

Bedroom 4 (Upstairs) is adjacent to the master bedroom and is furnished with bunk beds, chest of drawers and clothes hanging cubicle. Patio doors lead to the balcony/deck with stunning country and ocean views.

Bedroom 5 (Upstairs) is a large airy room with double bed (can be 2 singles, please specify when booking), and patio doors leading to the balcony/decked area.

Bedroom 6 (Upstairs) Twin-bedded room with country views up the valley. This bedroom also has a wardrobe as well as bedside cabinet with reading lamps.

BATHROOMS
Family Bathroom (Ground Floor - just across the inner hall from Bedroom 2) is fully tiled with underfloor heating. This modern, completely refurbished bathroom has a bath with hand-held retractable shower attachment, a curved glass shower enclosure with electric shower, soft-close toilet, twin sinks as well as large electric mirror with hands-free activation sensor, heated de-misting element, built-in LED lights and shaver point. There is a large electric heated towel rail/clothes airer.

Other facilities include an en-suite shower room off the master bedroom as well as en-suite shower and WC off the the private studio style double room downstairs.

OUTDOORS
Double French doors open out from the sun room onto a private enclosed courtyard with BBQ and Hot Tub. Wood decking leads to area on the sea view side of the house, with a contemporary glass windbreak. Enjoy the use of the hot tub whilst sipping cocktails. Eat al fresco dinners on the large wooden picnic tables with benches to seat 12 and watch the sunset over a glass of wine. The garden also features spectacular views over open fields to the dunes and sea, including Baggy Point and Lundy Island. The Balcony / Deck measures 12ft x 27ft approx. Accessed from Bedrooms 1 and 2 (upstairs) this is an outstanding feature of the house. It enjoys open views across fields to the sea. Panning left to right in a 270 degree sweep the view begins with Saunton Down (bring your binoculars, you might see various wildlife including foxes and hovering sparrow hawks and buzzards (hunting for field-mice),Hartland Point with its lighthouse, the ocean, Lundy Island, more ocean, Baggy Point including the winding cliff path. It is even possible to wave to your kids on the tallest sand dune! Finally looking to the north, you can see a fascinating view of the northern side of the Bay. There are great sunsets to be seen from here and it's a great place to sunbathe with a Pina Colada! For your added comfort green friendly Faux grass (artificial turf) has been fitted. The garden/lower deck and hot tub areas are all sensitively lit at night.

Parking for 4 cars. The lockable garage is available for use for car parking or storing surfboards, wetsuits and bikes, or even putting another car in.

CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.

DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses. A lovely house in a great location, close to the beach and to the village centre. Rooms were all very nice and lot of space inside the house. Outside area a little small, but when you have the whole beach at your disposal didn't really matter.

Excellent from start to finish, this property provides a fabulous living arrangement for large groups and the view is amazing. I would highly recommend if you are a Croyde lover as everything is in walking distance. The house also offers great space in​sid​e and out for drinks at home.

“Exquisite house, friendly owner, culminating in a wonderful stay”The house was immaculately presented on our arrival and in a perfect location only 400m from Croyde bay.. Our group of 9 found the stay throughly enjoyable with plenty of activities in the local area - from tennis courts across the road to several beaches within a 10 minute drive.The house itself was very spacious and every bedroom was suitable and not cramped. The dining and kitchen area worked as a great focal point of the house and is plenty big enough for a large group cooking every night. Furthermore, the hot tub was a fantastic addition and perfect for relaxing in the evenings.A superb week had by all in a great location and wonderful house. Many thanks!!
