LIVING AREAS:
The ground floor features oak flooring throughout, complemented by underfloor central heating in each room. The inviting living room boasts comfortable sofas surrounding an inset log-burning fire, perfect for accommodating 10 people. French doors lead to a charming decked patio with a hot tub and a fully enclosed rear lawn, providing an ideal setting for leisurely barbecues.
The living room is equipped with a wall-mounted 55-inch flash super smart TV with a SKY package, Netflix, DVD and CD player. WiFi internet access is included, along with a selection of books, games, DVDs, and CDs. A second snug sitting room/playroom offers an abundance of children's entertainment, featuring toys, games, puzzles, books, and a wall-mounted flat-screen TV with a built-in DVD player.
KITCHEN:
The expansive open-plan kitchen and dining room are beautifully fitted with a range-style cooker and quality granite worktops. The breakfast bar, complete with two bar stools and a two-seater leather sofa, provides a cozy spot to relax. The large dining table, perfect for entertaining, seats 10 people comfortably. The kitchen is fully equipped with modern appliances, including a range-style electric double oven and hob, American-style fridge/freezer with an ice maker and filtered water dispenser, dishwasher, microwave, toaster, kettle, blender, cafetiere, and an iPod dock with speakers. A 'Nespresso coffee machine (coffee pods required)' is also available for your enjoyment.
A utility room houses the washing machine, tumble dryer, iron and ironing board, and additional cupboard space. The large double garage, accessible from the utility room, features a table tennis table and table football, as well as secure storage for surfboards, bicycles, or beach equipment. A convenient separate downstairs wet room enhances the facilities.

On the first floor, you'll find five generously sized bedrooms, all carpeted and individually heated for comfort, with two enjoying sea views.

Smoking is strictly prohibited in the house, and candles are not allowed due to fire regulations. The property features oil central heating and underfloor heating throughout, a wood burner with logs available, a telephone for incoming calls/emergencies only, and a fully enclosed garden. Please inform us upon booking if you require bedroom 2 to be converted from a super king-size bed to two single beds.
