Welcome to KIMBLEWICK – a cosy cottage in historic Braunton

This is a quirky, character-filled cottage nestled on the original High Street in Braunton. Just half a mile from the village centre—home to a great mix of coffee shops, restaurants, and traditional pubs—this is the perfect base for exploring North Devon, with its golden beaches and access to Exmoor National Park.

LIVING AREAS
Ground floor

The entrance hall is bright and welcoming, with a low beam to be aware of. There is a side table with drawers, a mirror, coat hooks, and a shoe rack—perfect for arriving guests to unload. A smoke alarm, carbon monoxide alarm, and fire extinguisher are also located here for peace of mind.

The lounge is cosy and full of charm, with original stone walls.. You'll find a large three-seater sofa, a leather armchair, coffee table, and a TV unit. Entertainment options include a TV, Digibox, Chromecast, PlayStation 3 with games, a Bluetooth sound system, and a selection of books and magazines. There’s also an Ethernet connection and Wi-Fi for streaming or working remotely. Portable fans are available for warmer days.

DINING ROOM
The dining room has a relaxed retro/vintage style with wood flooring. The six-seater dining table extends to seat eight, and eight chairs are provided. A sideboard holds glasses, while another is filled with board games and children’s books for all ages. A high chair and clip-on chair are always available, and a Bluetooth speaker is provided to enjoy your music during dinner.

KITCHEN
The kitchen is modern, practical, and well-stocked for self-catering. It features black tiled flooring, wood-effect units, and black worktops. Appliances include an electric cooker, oven, microwave, fridge, freezer, kettle, toaster, and dishwasher. You'll also find a full set of dishes and cutlery for eight, including bowls, cups, wine glasses, and cooking utensils like oven trays and barbecue tools.

The utility room offers a washing machine, freezer, sink, iron, handheld and upright vacuum cleaners, and a clothes drying rack. There’s also storage space for bikes, prams, or sandy beach gear. Cleaning products and a first aid kit are also stored here.

BEDROOMS
First floor
Bedroom 1:The master bedroom is bright and spacious, with a king-sized bed in the centre, built-in wardrobes for clothes storage, a bedside table with reading lamp, and a full-length mirror. The room features cotton bed linen and additional hangers for convenience. A baby travel cot is always available and stored in this room.

Bedroom 2: The second bedroom is decorated in a clean white finish. The room includes a metal-framed double bed, two bedside tables, cotton bed linen, a single wardrobe, and a desk with a mirror above it for getting ready.

Bedroom 3: The third bedroom is perfect for children or friends sharing. It’s painted white with green accents and includes two single beds with cotton linen, a chest of drawers, and a side unit for additional storage. A wardrobe is also provided.

BATHROOMS:
The en suite shower room to Bedroom 1, is clean and modern, recently refurbished in neutral tones. It includes an electric power shower, a sink, and a large mirrored bathroom cabinet. Hot water is always available.
The family bathroom has been styled with a touch of vintage flair. It includes a full-sized bath with overhead shower, toilet, sink, and a mirrored bathroom cabinet. Hot water and towels are provided, and baby safety gates are available to use throughout the home.
The downstairs toilet is compact and practical, with a toilet and small sink.
Bath and hand towels are provided.

OUTDOORS:
The raised terrace garden is fully enclosed and accessed via a flight of steep steps from the kitchen. This space is perfect for outdoor dining or simply relaxing. One half is decked and the other half is astroturfed, offering a variety of seating options including a four-seater table and chairs, as well as a lounge set with a two-seater sofa, two armchairs, and a coffee table.

There is a charcoal BBQ grill for outdoor cooking, and a storage box with children’s toys is available if needed. The terrace offers a restricted but pleasant view over Braunton village. Outdoor furniture and barbecue utensils (including skewers) are provided.

LOCATION HIGHLIGHTS:
The cottage is located just half a mile from the centre of Braunton, making it easy to walk to shops, cafés, restaurants, and local pubs. Saunton Sands beach is 3 miles away, and Croyde Beach is only 4 miles from the cottage. Putsborough and Woolacombe beaches are also within easy reach, and the stunning trails and views of Exmoor National Park are just a short drive away.

Kimblewick was a lovely house, the parking on site made our stay so easy. The house was well equipped and within easy walking distance into the centre of Braunton with a pub at the end of the road. The garden above the car port was a sun trap although the stairs up needed some care. Nice addition of a welcome bottle of wine and some biscuits, thank you. Upstairs bedrooms very very nice with a shower and sink ensuite in one of them. Braunton is very dog friendly and a great access point to all of North Devon.
