OVERTON HOUSE OVERVIEW
Spoil yourself in this high quality holiday accommodation with hot tub (£110 to hire) and spectacular views over the Taw Valley. Enjoying a peaceful, elevated position, in beautiful rural surroundings, this lovely home is only ½ mile from the pretty riverside village of Bishops Tawton. This pet-friendly period house has recently been completely refurbished to a very comfortable standard, with oil-fired central heating and double-glazing throughout. Accommodation is tastefully finished to a high standard, whilst retaining some attractive original features.
A walk up Codden Hill (adjacent to Overton House) is a must. Choose either the tough uphill routes for the energetic or the gentler paths for the not so energetic. Either way, you will reach the monument at the highest point with the most breath taking views stretching for miles.

LIVING AREAS
OVERTON HOUSE has a lovely spacious dual aspect living room with a feature Georgian style fireplace. Sit back and relax on one of the comfy sofas, and enjoy the TV with Freeview, video player, DVD player and CD player. A conservatory offers further seating and more fabulous views.
A large entrance hall has an under-stairs cupboard containing an automatic washing machine.

KITCHEN
The modern, contemporary kitchen and dining area has a feature fireplace, wooden work tops, cream cupboards and a solid wood floor. Views out through the french doors give this kitchen a delightful country feel. Appliances include an electric cooker, microwave, fridge/freezer, dishwasher, toaster, kettle and all other essential kitchen utensils and crockery. internet is provided by 4g Router which can support streaming.

BEDROOMS
There are 2 bedrooms.
Bedroom 1 is a double room with a modern double bed, beautiful mirrored fitted wardrobes, dark wood furniture and a luxurious en-suite bathroom with spa bath. The dual aspect bedroom windows looks out to the garden or to a paddock and trees beyond, perfect first thing in the morning or last thing at night! There is a small ante room, ideal for a cot.
Bedroom 2 is a very large room with twin beds, bedside tables with lamps and a wardrobe. A tilt and turn window/door leads onto a balcony with delightful valley views.
Twin beds are zip and link. They can be made into a super king

BATHROOMS
An excellent shower room with handbasin, large shower cubicle, heated towel rail and non-slip ceramic flooring can be found on the ground floor.
Bedroom 1 has a luxurious en suite bathroom recently refurbished to feature a roll top bath, twin hand basins and recessed lighting, tastefully re-decorated.

OUTDOORS
French doors lead to a south facing decked area with beautiful Taw Valley views. Garden furniture, 2 x sun loungers and outside lighting are provided - all the ingredients needed for evening drinks and al fresco dining. A private and enclosed secondary decked area with garden furniture and a high quality outdoor HOT TUB (additional cost) overlooks the surrounding countryside. A driveway provides parking for 2 cars.

Great space indoors and out. Peaceful and private. Secure outside space great for kids and dog. Right in the heart of North Devon, with easy access to all attractions. Hosts were so kind and helpful. We cannot thank you enough for being so friendly, understanding and helpful , particularly when we were stuck! We were really lucky with this choice of holiday cottage. The rooms were very large , clean and comfortable . Next door Pete & louisa were lovely as were their two dogs, they couldn't have made us more welcome and so helpfull. We toured a lot of the area and it was always nice to come back to a home away from home.

Wonderful cottage in truly beautiful setting looking out over the Taw valley. The cottage has a well equipped kitchen & a private secure entrance via a key fob gate. The owners - Peter & Louisa - are great and very helpful without being intrusive on your holiday. Plenty of wonderful walks so a great place to use as a base. The hot tub was Fantastic after a long day! And the view is superb. Local pubs serve good food in plentiful portions - Chichester Arms and the Castle Arms. If visiting Barnstaple highly recommend ‘scoffs’ fish and chip shop - the battered chips are amazing! Would highly recommend this property to anyone looking for a relaxing holiday with fantastic views. “Wonderful cottage in truly beautiful setting looking out over the Taw valley. We had a lovely staycation here. Beautiful scenery, well equipped kitchen, close to amenities, the local pub was great and the hot tub was awesome. Also a really lovely country walk literally just up the road from the property. Peter (the owner) was also super helpful and communicative. Thank you!

“We’ve just had a lovely weeks stay here at Overton house.... Pete was very warm and welcoming and his suggestions help and advice was brilliant. You will be bowled over by the stunning location and breathtaking views. Especially soaking them up in the hot tub, which Pete attended to regularly. We chose this spot for its location as we thought it was central between woolacombe and bude and it was a great base to explore this coastline. We have had a lovely holiday and it was just what we needed, thank you”

Absolutely lovely location and stunning countryside views. The hot tub and decking area were perfect for warm summer’s evenings after days spent at some beautiful beaches. The property itself was lovely and quaint plus my dog had a great time and could easily roam around without disappearing.

Had a lovely week at this relaxing house. Beautiful setting in the countryside, it’s very clean and comfortable. Spa bath is very nice to sit back and look out over the countryside even in the rain, the hot tub is absolutely brilliant !! Great hosts very friendly and helpful, dogs really loved it too, lots of walks, dog friendly beaches at westward ho and Instow. Many thanks.

We had a very relaxing week with our dog in this lovely house. There are plenty of great walks on the doorstep and lots of lovely beaches a short drive away. Relaxing in the hot tub at the end of the day was a bonus. We would definitely visit again and thoroughly recommend it.

Had a Lovely relaxing stay - Very friendly owners Hot tub superb. Recommend Local pub "Chichester arms - Excellent food + beer Reccomend visiting Lynmouth/Lynton, Porlock Weir and baggy Point. Walk up to the monument at top of hill from cottage has fawbuloue views HOPE to return soon

picture perfect pet friendly and relaxing location. Left on Sep 11, 2017 for a stay in Aug 2017 this is a very lovely house, in a very relaxing area with everything you require within easy reach. you have 4 perfect beaches to spend your days on and you have the most relaxing hot tub to chill out in with a glass of wine. one of the best pubs we have eaten in the chichester arms serves very good food in a nice atmosphere with friendly helpful staff. the owners are great, and nothing is too much for them. great views and walks especially if you have dogs. “A great property in an excellent location” Reviewed on Trip Advisor October 11th, 2015 This was our second visit to Overton House, and it was every bit as good as our first (September 2014), other than the weather not being quite so perfect as last year (but who can arrange that!). However, if you really can't get out and about due to the weather, you could not have a much nicer place to 'stay in'. It does very much live up to its description on the 'Choice' site, and more - It’s a great size, and very well decorated, furnished and equipped. The views are pretty special too, and the adjoining owners are very warm and welcoming - Louisa instantly recognised us from last year when we arrived which was really nice. Even our dog was immediately 'at home' - a rare occurrence!! We keep a note of our 'favourite/special' properties that we would re-visit in the various locations we holiday at, and this property is certainly at the top for North Devon. We certainly shall return again!!

“A home from home!” Reviewed on Trip Advisor September 21st, 2015 Myself, my wife and our (nearly) 2 year old child & small dog have recently come back from an amazing, relaxed holiday at Overton House. My first impression was that every room looked a lot bigger than the photo's we saw on the website, and the view was pretty great too. It is one of few properties which is in a scenic quiet area, yet conveniently close to nearby towns and villages which is great for day trips. The owners are friendly & helpful yet respect the peace & quiet you want from a holiday, basically they are there if you need them. The hot tub in the evening is perfect for relaxing with a glass of wine ahead of a nightcap! I would recommend this holiday to anyone else looking for somewhere quiet, with great walks etc yet not too far away from a nice day trip!

“Amazingly picturesque and spacious home from home” Reviewed on Trip Advisor May 31st, 2015 Overton House exceeded all our expectations, it was warm, welcoming, felt so friendly and very spacious...really large square rooms, large kitchen diner- all beautifully decorated- and fantastic far reaching views from nearly every window. The owners lived next door, very friendly on arrival but left us to our own devices which was appreciated. Our 10 year old daughter loved the horses in the owners field, and we all enjoyed the hot tub! I loved the spa bath! Our dog had a great time, there was lots of space indoors and out for him. Fantastic pub/restaurant nearby that allowed dogs indoors. We had a great half term week there and will be booking up for next year.

“An ideal quality holiday property in a great location” Reviewed on Trip Advisor September 14, 2014 We have just spent a delightful week at Overton House. It is in a lovely, quite location with great views and the only immediate neighbours being the adjoining owners, who are extremely friendly and there if you want them but totally unobtrusive, along with their friendly dog and a couple of horses. Whilst its seems miles away from everywhere it is in fact within approx 5 minutes of great shopping facilities at Barnstaple, and is in an ideal location for visiting some of North Devon's well known/spectaculor visitor locations, ie Clovelly and Lynton and Lynmouth etc. The property itself is totally self-contained and with its well kept and extremely roomy layout, and facilities that pretty much should meet everybody's needs, we feel it is deserving of it's Gold Award, and we shall undoubtedly return at a future date.

“Incredibly relaxing” Reviewed July 31, 2014 We stayed at Overton House for two weeks and had a great time. There's something for everyone. You can go for beautiful walks in the area or stay at the house and read, watch a movie, enjoy the hot tub, ... We really loved that is was so peaceful and quiet, and the view is amazing.

“Fabulous base to explore Devon or for some Chillaxing in the Hot tub”My mum and I have just returned today from our weeks holiday at this fabulous house which is a real find in such a fabulous tranquil area. You can choose to relax or enjoy walks of the surrounding area as others have done as indicated in the many positive comments in their guest book. The house is well equipped with a sunken bath for the more romantic of couples or if you are able to and wish to luxuriate on your own. Or you have the use of a down stairs shower room, the best of both worlds, choice is yours. Mum and I loved the use of the hot tub and wish the weather was kinder to us on our weeks holiday. The pictures are a true reflection on how the place looks.The owners Louisa and Pete with their family are friendly and are a pleasure to chat to but are not intrusive and have ensured their holiday let is family friendly with activities for all. We enjoyed our time listening to the birds and stroking the owners horses in the next field.

We have just returned from a brilliant week at Overton House. The house feels as if it it set in the middle of nowhere but is no more than 10 mins away from 2 supermarkets and the town of Barnstaple.As well as fantastic walks and beaches which are a little further away but not much. The house is very spacious and feels like a real home, it is well equiped very comfortable and was spotless on our arrival. There are amazing views from all the rooms and 2 deck areas outside from which to enjoy them, as well as an upstairs balcony. The ensuite bathroom is stunning and the bath is huge, it wasn't possible to bath our baby in it without getting in with him but that was really no hardship! The owner lives just next door so is on hand if needed. We ate at the Cichester Arms in the village and the food was great and they were very child friendly. Instow beach is close by and great for small children and Woolacombe beach with its surfing is only about 30 mins drive. We took our 7 yr old twins and our 14 month old son, all of whom had a great time and loved just being in the house and grounds! We have stayed in lots of cottages over the years and it is rare for one to exceed our expectations but this one does. I would recomend this to anyone and would definately return to Overton House.

Overton House was a gated house in a quiet lane with stunning views.It was so peaceful that I defy anyone not to have a good nights sleep.The house was lovely with large rooms all of which were spotlessly clean. The kitchen was well equipped with good quality saucepans etc. The beds were very comfortable with nice linen.The bathroom and shower rooms were enormous, bathroom had a huge QE2 size spa bath which you could get the whole family in. We visited Arlington Court NT which was lovely and the RHS Gardens Rosemoor were beautiful even though it is late in the season. There are a lot of places to visit around this area if you have a young family. The owners were friendly without being intrusive. We had restful week in a quiet place what more could one ask for.
