PRIXFORD BARTON is a ten minute walk from the fabulous Marwood Hill Gardens, there is a good choice of golf clubs nearby and it’s just a short drive from the wonderful North Devon coastline and its stunning sandy beaches. The property is accessed along a cobbled pathway and through the main door with the Welcome sign. A large step up to a flagstone floor entrance hall which has a Butlers sink and water pump feature.

The large family kitchen/breakfast room is light and bright with fitted units, slate worktops and an attractive decorative stone fireplace, a really special place to gather the family for leisurely breakfasts while planning the day ahead. Well equipped kitchen with breakfast table and 8 chairs, wooden highchair, 4 slice toaster, kettle, blender, undercounter fridge, integrated dishwasher, electric cooker and range cooker, twin sinks, plenty of crockery and cutlery and Wi-Fi hub. There is a Pantry with ample shelving to store provisions, also 2 plate warmers and travel cot which can be used in any bedroom as required. Door leading to a secondary staircase from the kitchen to the first floor, for easy access to your morning cup of tea!
Also accessed off the entrance hall is a separate Utility Room, offering lots of space for storing any amount of boots, coats, and beach equipment or even pushchairs. There is a large fridge/ 4 drawer freezer, washing machine, tumble dryer, ironing board and iron, butlers sink and cupboards, stairgate and clothes airer/dryer. There is also a rotary clothes washing line outside. The boiler room is off the utility.
LIVING ROOMS(x3) AND DINING AREAS
This fabulous home has 3 living areas to enjoy - perfect for multiple friends/generations.
There are 2 steps down from the kitchen to the central hallway leading to the living room, dining room and Snug/TV lounge, with a 2 seater sofa, secure safe, wall mounted TV, Playstation PS2, video/DVD player and a large selection of DVD’s, videos, PS2 games and board games to keep guests entertained. Downstairs WC and basin off the central hallway.
To the right of the central hallway is the spacious, light and airy Dining Room, with a large family sized table seating 12 comfortably (6 chairs and 2 long benches), a serving table and 2 lamps. There is access from the dining room into the living room. Along the central hallway to the left you will find a spacious and comfortable family Living Room, dual aspect and with oak beams and lovely stone fireplace, with log burning stove and fireguard, for those cosy cooler evenings. There are 3 large 2 seater sofas, a long coffee table and 2 side tables. Large flat screen wall mounted TV with Sky, and a good selection of books and board games. From the living room there are 2 steps down to a Sun Lounge with a 2 seater sofa and 2 reading chairs, reading lamp and coffee table. French doors open out onto one of the terraces with 4 sun loungers, having stunning views down the valley.
From the sun lounge, down 1 step and through a lockable internal door leading to the indoor heated swimming pool complex.
SWIMMING POOL COMPLEX & OUTDOOR HOT TUB
The indoor heated swimming pool complex is a real luxury with a 26ft pool; deep end is 1.5m deep and the shallow end is 1.15m deep. Come rain or shine it will be hard to tear yourself away. There is one lockable door into the pool complex. Guests should keep this locked when not in use and supervise children in the pool area at all times. It is not recommended that anyone use the swimming pool on their own. In the pool complex there are 3 loungers and ample bench seating, a large changing room, power shower room and separate WC, with plenty of spotlights for evening swimming too.
The large outdoor Hot Tub is located in the walled garden at the front of the house, which is private and not overlooked. A beautiful treat in the evening with a glass of chilled bubbley.
Master Bedroom 1: one step up from landing to an impressive bedroom with four poster superking bed, double aspect views of surrounding countryside, lazy boy seat, small work desk, wall mounted TV, plenty of wardrobes and a vanity unit. Stained glass door to ensuite shower room, with walk in shower, basin WC and shaver point. French doors to private balcony with 2 sun loungers and cafe style breakfast table and chairs.
Triple Bedroom 2: 3 x single beds, great views over the countryside, wardrobe, reading chair and lamp, bedside cabinets.
Bunk Bedroom 3: adult size bunk beds, wardrobe and chest of drawers.
Twin Bedroom 4: character twin bedroom located to the right of the secondary staircase from the kitchen, wardrobe, bedside cabinet and lamp.
Double Bedroom 5: Large room with double bed, wardrobe, bedside cabinets with lamps, wall mounted TV with en suite shower room, walk in shower with electric power shower, heated towel rail, basin and WC
Downstairs Twin Bedroom 6: accessed from the main entrance hall through the doorway on the right, down 3 steps to the large downstairs twin bedded room (can be made up as a superking on request), with wardrobe, chest of drawers, bedside cabinet and lamp. Doorway to exterior.
Quality bed linen is provided. A travel cot and stairgate is available.
Family Bathroom 1: with freestanding roll top claw foot bath, separate walk-in shower, hand basin and WC. Located upstairs to the left of the secondary staircase from the kitchen.
Master Bathroom 2: with walk in shower, basin WC and shaver point, ensuite to Bedroom 1.
Ensuite Bathroom 3: walk in shower with electric power shower, heated towel rail, basin and WC, ensuite to Bedroom 5.
Shower Room 4: located within the swimming pool complex is a large shower room with power shower and separate WC

The extent of the outdoor space is fantastic, with lawns, paddocks, a sheltered walled garden. There is a superb undercover brick and stone barbecue area (BBQ supplied), with seating on 3 tables for more than 12 people. An amazing array of flowers, shrubs, climbing honeysuckle, clematis and wisteria line the borders and running along the far boundary of the land there are three interlinked ponds which are fed by a stream, the largest of which includes a landing station. This area is completely fenced but great care must be taken with small children. A gate can be unlocked to allow access and it is possible to fish for carp along the banks. Throughout the grounds there are many nooks and crannies to enjoy peaceful moments, and the enchanting woodland area has a quite magical feel.
There is plenty of parking space for up to 8 cars and 2 cars undercover.

WALK TO - From the doorstep you can explore miles of footpaths for walking, riding or cycling. Marwood Hill Gardens is within walking distance, where you can admire the beautiful gardens and treat yourself to a delicious Devon cream tea.
CYCLE TO - Braunton is a bustling village with many local restaurants and pubs offering a superb variety of food and entertainment. Squires, famous for great fish and chips, At One (Tapas Evenings), The George Pub (great local food as well as Thai Cuisine) and The Williams Arms (well renowned Sunday roasts). As well as a labyrinth of footpaths, bridleways and country lanes to explore access to the Tarka Trail is close by and opens up over 30 miles of old railway track bed. Mostly tarmacked and totally traffic free the trail passes through largely unspoilt countryside and woodland (as it was described by Henry Williamson in his classic novel ‘Tarka the Otter’ first published in 1927), the trail also offers a glimpse of railway history with the old stations and signal boxes remaining, most have been refurbished and put to other public use such as cafes, museums or shops.
DRIVE TO - the beaches of Saunton, Croyde, Putsborough and Woolacombe are only a short drive away. A day at historic Braunton Burrows is great for walkers. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. For the more adventurous, kite surfing, surfing, horse riding and kayaking are popular sports in the area. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth and many more. Saunton Golf Course is down the road with its 2 famous links courses. Finally, picturesque walks through beautiful forested areas and running rivers such as at Watersmeet will complete your wonderful stay in the beautiful part of England.
