This modern mews-style property is set over three floors with ample space for holidaying as a family or group of friends. Located centrally, with beautiful sea views and on the doorstep of all the wonderful attractions Ilfracombe has to offer. You are just minutes’ walk from the promenade, Capstone Hill, the harbour area, beaches, coast path, bustling restaurant life and galleries. Tunnels beach and wedding venue is only 350 meters walk from the property.

There is excellent public transport nearby and other areas of outstanding beauty on the North Devon coast including, Exmoor National Park, Woolacombe, Croyde and Saunton are a short drive away.

LIVING AREAS
On the ground floor, there is a wide entrance hall with space for hanging coats and shoes, a WC and a TV and games room including Xbox, and large sofa.
On the 1st floor, there is a sociable open-plan kitchen, contemporary living room and dining area. The small balcony offers limited sea views and a quiet space for a coffee or cocktail. The dining table seats 6-8 people. There is a flatscreen TV with Apple TV so you can use your favourite streaming services. Some books games and childrens toys are provided.
There is a garage that has ample storage space for all your beach gear, surfing equipment, golf clubs or bikes etc. (Unfortunately the garage is too small to park a car!).

KITCHEN
Appliances include a double oven, gas hob, dishwasher, fridge/freezer, microwave, toaster, kettle, cafetière, and Tassimo coffee machine as well as all essential kitchen utensils, pots, pans, cutlery and crockery. There is also crockery for young children.
There is a spacious utility room on the ground floor with a washing machine, tumble drier, iron and ironing board.

BEDROOMS
Bedroom 1: Master bedroom with double bed and dressing table. There is also a Juliet balcony with fabulous sea views.
Bedroom 2: Stylish double bedroom.
Bedroom 3: Contemporary light-filled bunk room
There is a travel cot at the property that would fit in the master bedroom or bedroom 3, guests are asked to supply their own linen. The bedrooms are isolated from the stairs with a door, and stairgates are available at the property to make the living area safe for little ones.
There is a double futon sofa bed in the ground-floor TV/Games room. This should only be used when requested and not to increase occupancy, this may be an alternative to the bunk beds or sharing a double.

BATHROOMS
Bathroom 1: Bath with rainfall shower over, WC and washbasin.
Bathroom 2: WC and washbasin.

OUTDOORS
Balcony with bistro table for 2 people and the outside courtyard is communal between properties.Parking is not available at the property, spaces in the courtyard are owned by other properties and the access tunnel is very tight. There is unrestricted on-street parking on Market Street or a number of car parks less than 5 minutes walk away, with Jubilee Gardens being conveniently located at the bottom of the road. There are places on the road to stop to unload luggage or drop off and pick up the less mobile visitors.
There is ample secure garage space for storage of roof boxes, bikes, golf clubs, and surfboards. There are no steps between the road and the house, although Market Street itself is a very steep road so not idea for the less mobile (as with most of Ilfracombe).
The property is Mews style so is completely self-contained with all of the sleeping space on the top floor, it was constructed to a high standard of energy efficiency, and has solar panels and underfloor heating throughout. It has had brand new carpet, sofa and kitchen appliances in 2022 ready for the summer season.

WALK TO - Ilfracombe harbour with its bustling seaside atmosphere and delightful treats on offer including cream teas, pub lunches, ice creams and of course excellent fish & chips! This property is ideal for the active with many delightful walks to, in and around the Ilfracombe area. Visit the Tunnels Beaches, hand-carved in the 1820s and steeped in Victorian history. Take a walk along the coastal footpaths and admire the rugged scenery. Be sure to visit the impressive bronze ‘Verity’ sculpture, which stands 20 metres tall, created by the world-famous artist Damien Hirst. Eat at a Michelin starred restaurant, Thomas Carr 1873. Enjoy a visit to the theatre or one of the many galleries. There is so much to do in Ilfracombe or take time to travel just a few miles further afield to one of the stunning surf beaches at Croyde or Saunton. Walk to Combe Martin for a pub lunch, or to the beautiful natural harbour at Watermouth. Or jump on the Ilfracombe Princess boat for a scenic view of the coastline.

CYCLE TO - Ilfracombe and its surrounding areas on the Tarka Trail - National Cycle Network, Devon Coast Route 27. This is a wonderfully scenic circular route on the North Devon coast with a link that allows a start and finish in Ilfracombe and takes in two superb traffic-free sections, the National Trust coast route and the former railway path from Ilfracombe to Willingcott Cross. The remainder is along attractive minor roads through quiet villages and rolling Devon farmland. Boat trips run regularly from Ilfracombe harbour and include wildlife cruises around the bay and trips to LundyIsland. Visit Ilfracombe Aquarium, the unique Tunnels Beaches, the fascinating Ilfracombe Museum, Larkstone Leisure Park, Hele Cornmill and Chambercombe Manor, one of Britain's most haunted houses.

DRIVE TO - Combe Martin, Woolacombe, Lynton, Lynmouth, the Valley of the Rocks, the choice is endless! This home away from home is perfectly located just minutes from the centre of the historic harbour town of Ilfracombe with its theatre, galleries, and restaurants as well as the busy harbour with its boat trips and ferries to Lundy Island. A number of beaches are within easy reach including, Woolacombe, Croyde, Saunton, Putsborough, Instow, and Westward Ho! Lynton and Lynmouth are also well worth a visit, within the Exmoor National Park.

Lisa A perfect week in Ilfracombe. House is located a stone’s throw from the sea front and a short walk to local amenities, bars, restaurants etc. It is just off a steep hill so probably not great for anyone with mobility issues. Parking may be an issue if you have a larger vehicle but there is a pay and display car park at the bottom of the hill a minute’s walk away and on street parking. House was spotless when we arrived and a lovely welcome pack awaited us. We had everything we needed for our stay and the house was lovely and bright and airy. Beds were comfy. We didn’t need to contact anyone while we were there but the office is just round the corner from the property and we had contact numbers should we have needed them. Would recommend. We had a great week in Ilfracombe and North Devon, I would highly recommend! Landmark View is ideally positioned in Ilfracombe to walk to the harbour, tunnels beach, the shops and pubs. The house was beautifully clean, spacious and comfortable. We cooked ours meals a few nights and the facilities were really good, bonus to have a dishwasher! Went out to some beautiful beaches surfing and swimming in the sea. Really liked the house and we will return.

Lovely week in Ilfracombe. The house is well set up and very spacious, and all the little extras included were so thoughtful. Ideal location for days at the beach, as it is a couple of minutes walk from Tunnels Beaches and 20 minutes drive to Woolacombe and Croyde. We got loads of use out of the boogie boards and kids wet suits provided!

We stayed with our grandchildren over the Easter holiday and had a lovely time. The house was well positioned really close to the beach and harbour. The house was modern and tidy, with everything you might need. We made the most of the board games in the house on the cooler days. The children loved the bunk beds and trying to spot a dolphin off Capstone from the top floor balcony! The house was lovely and warm to come back to after a nice a brisk April beach walk. Towels and linen provided was top quality and it was really clean with a nice welcome pack when we arrived.
