CROYDE SANDY BAY OVERVIEW

SANDY BAY is a truly beautiful holiday home, in a prime location within a short stroll to the beach and to the centre of Croyde village with its vibrant pubs and restaurants, surf and beach shops, great for families and a favourite with surfers. A luxurious 4-bedroom bungalow offering the perfect holiday accommodation for all with its contemporary layout.

SANDY BAY is a stunning property decorated throughout to the highest of standards in neutral colours with high quality oak flooring and oak doors. The property comprises a spectacular lounge, contemporary open plan kitchen with dining area and a magnificent conservatory lounge. Sandy Bay sleeps 8 in 4 bedrooms, it has a modern family bathroom and an en-suite shower room, a truly high standard of comfort and convenience. There is private parking at the front of the property, a paved driveway with ample parking for 4 cars with a privet hedge and side gate to the rear garden.

LIVING AREAS

Entrance through a double-glazed front door into a small lobby with fully-fitted carpet matting and into the wide main hallway. The contemporary lounge is a large comfortable room for the entire family to enjoy. It is well furnished with 2 high quality large leather sofas and a large fabric comfy chair with a small coffee table in the centre of the room. Also supplied is a large wall-mounted flat panel TV (with full Sky Entertainment package, including movies and sports), WiFi, a stylish pebble effect electric fire, DVD player, PlayStation 2 and a Nintendo Wii. The conservatory lounge is accessed via the kitchen/dining area or from the garden. This is a large sociable space, the perfect place to relax, unwind, enjoy the sunshine and to take in the garden views with decadent under-floor heating for those chilly evenings. This fantastic room is furnished with a cream wicker sofa, seating 3 and 2 cream wicker chairs. A solid oak coffee table and contemporary conservatory lighting and CD/DAB radio make for the perfect night-time ambiance

KITCHEN/DINING AREA

This very large, modern kitchen, has been designed for easy access and movement, with a fabulous selection of cream/off-white kitchen units and dark brown work surfaces with ample cupboards and drawers for storage. In this well-equipped area you will find everything you could possibly need including a bread bin, chopping board, knife rack, tea, coffee & sugar caddies, kettle, 2 x black granite worktop protectors, built-in microwave, built-in oven, 5-ring gas burner hob, extractor hood, 6-slice toaster, integrated fridge/freezer, integrated tumble dryer, integrated dishwasher, cafetiere, a vast selection of glasses and a large pull-out larder for storage. A plentiful supply of cookware is available including the finest Le Creuset cookware. Dog bowls are available for canine guests. Off the kitchen is a rear entrance lobby/utility room housing the boiler together with washing machine, Henry hoover, clothes airer, laundry basket, 2x irons and ironing boards, mop and bucket.
In the dining area there is seating for 8 with a wooden highchair for younger guests + a wall-mounted flat-screen TV. A useful welcome folder is also provided with a wealth of information of where to eat, shop, places to go etc. A second wooden highchair is also provided for the larger family.

BEDROOMS

There are 4 bedrooms of which 1 is off the main lounge area.

Bedroom 1 - off the main hallway is a good size master bedroom with a double bed, 2x bedside tables with feature lamps, a very large chest of drawers with a large mirror over and built in wardrobe. Also available in the master bedroom is a smaller flat screen TV. This bedroom has an en-suite shower room.

Bedroom 2 - is a double bedroom immediately off the lounge area with a solid wood double bed, 2x bedside tables with lamps, a chest of drawers and a matching double wardrobe.

Bedroom 3 - off the hallway to the rear of the property is a twin bedroom with 2x full size single beds, with bedside table between and built in wardrobe containing baby gates and child safety bed rails.

Bedroom 4 - off the hallway has pine bunk beds, a chest of drawers with wall mounted mirror and a built in wardrobe.

All beds, including singles and bunks have luxury memory foam mattresses

BATHROOMS

SANDY BAY has 1 en-suite shower room and a family bathroom. Immediately next to the Twin Room is the family bathroom, which has a white suite comprising enclosed shower, WC, basin, bath and heated towel rail. Finished to a high standard with natural coloured floor, wall tiling and down-lights.

OUTDOORS

Good size private rear garden, mainly laid to lawn with border shrubs and bushes, this sunny aspect garden provides plenty of space for play, relaxation and outdoor entertaining with a large garden table with seating for 6 and a charcoal barbecue. To the front of the property is a paved driveway with off-road parking for 4 cars.
