ROCK HAVEN is a magnificent spacious home, sleeping 10 people and furnished to the highest standards. Located in a quiet village lane in the heart of Braunton you will be a short stroll from it’s local shops, restaurants, pubs, and bustling village life. North Devon’s most popular surfing beaches, Saunton, Croyde and Woolacombe, are also on your doorstep. This luxurious Georgian home has 3 double bedrooms and 2 twin bedrooms, all decorated in a simple yet chic manner with significant attention to detail. This pet-friendly home is perfect for family parties, groups of friends and weekend getaways. A traditional Devon Cream Tea will be provided on arrival.

Enter into an entrance hall with a stain glass door, and the dining room and lounge are to your right. Luxuriously furnished, in warm rich tones, there is plenty of space for large parties and the wood burner adds ambiance and romance. A dining table, seating 8 be found in the dining area. Relax in the lounge on a leather sofa and watch the large flat-screen TV with Sky, DVD player. A large selection of DVDs are provided for your use, as well as a well-stocked bookshelf and Ipod docking station. On the second floor there is a second lounge with flat-screen TV and DVD player as well as some more DVDs. This room has a large comfy sofa,coffee table and bean bag seat.

To the left of the entrance hall is a modern but traditional country style kitchen, with an additional dining table, seating 8. This is a useful space for enjoying a family breakfast, or informal supper. A book shelf contains novels and cookery books, and it’s these thoughtful extras make you feel right at home. Appliances include a range style double oven and hob, tall grey fridge/freezer, dishwasher, microwave, kettle, 4-slice toaster, and all other essential kitchen utensils. The second door on your left opens into a utility and games room, complete with washing machine, tumble drier, football table and plenty of games and children’s toys. A useful downstairs toilet can be found in this room. There is an exquisite wooden staircase up to the 1st floor, and everywhere you turn you are surrounded by grand yet tasteful decor and artwork.

There are 3 bedrooms on the 1st floor and an additional 2 bedrooms on the 2nd floor.

Bedroom 1, to the left hand side of the landing, is a double bedroom with en suite shower room and WC. Furniture includes a cream wooden double bed, mirror, chest of drawers, large wardrobe, bedside tables and reading lamps.

Bedroom 2, the middle door on the landing, is an en-suite twin bedroom. Furniture includes charming white and silver bedsteads, a central wooden bedside table and a reading lamp. Colourful patchwork curtains brighten this room, and clothes can be stored in a large white wardrobe and tall chest of drawers.

Bedroom 3 is a large double bedroom, again with a large white wardrobe and tall chest of drawers with an antique mirror. Two bedside cabinets hold reading lamps, and there is a quaint desk and chair. The walls are painted in a light green colour, with red and white stripy curtains. The 1st floor bathroom can be accessed directly from bedroom 3, making it an en suite. From the 1st floor landing climb a hidden staircase to the 2nd floor, and to bedrooms 4 and 5. On the left hand side is bedroom 4.

Bedroom 4 is similar to bedroom 2, containing two charming single beds, a central chest of drawers, reading lamp, velux window, as well as a walk in wardrobe. This wardrobe has a clothes rail, shelves, mirror and laundry basket, and walls are decorated with children’s hand prints.

Through the second lounge, access bedroom 5, decorated in pale green and white, is another large double bedroom with white wardrobe, chest of drawers, and bedside tables with reading lamps. This room has pretty extras including two mirrors and colourful blinds.

There is a downstairs cloakroom in the utility/games room containing WC and sink. On the 1st floor, bedroom 1 and 2 have an en-suite shower room, with sink and WC. Bedroom 2 has a slightly larger shower room with a side unit containing a sink, mirror and storage space, as well as a large shower cubicle, heated towel rail and WC. Bedroom 3 has a very large luxurious en suite which doubles as the family bathroom, as it can also be accessed from the 1st floor landing. Both doors are lockable for your privacy. This bathroom is very spacious, with elegant decor and solid dark wood flooring. A romantic roll top bath sits in the middle of the room, and on the right hand side is a large shower cubicle. On the left hand side is a traditional style sink and WC. Above the sink is a fabulous vintage mirror. On the 2nd floor landing there is a second family bathroom with a fun, bright fuchsia pink theme. There is a bath, with shower overhead, and a modern WC and oval porcelain sink.

At the back of the house is a large courtyard with a wooden table and seating under a trellised arbor. A perfect area for al fresco entertaining (bearing neighbours in mind), this lovely enclosed area comes complete with a BBQ and chimnea. There is a table tennis table and some body boards. Around the side of the house is off-street parking for 2 cars. A further parking space is available in the front of the gate at the front of the house.
