A beautiful holiday home in a prime location in a quiet residential cul-de-sac, just a few minutes walk from the centre of Croyde village with its vibrant pubs and restaurants, surf and beach shops as well as a short stroll to the golden sandy beach, great for families and a favourite with surfers. SURFSUP is ideal for larger groups or several families and has been contemporarily decorated and white with wooden flooring throughout. Sleeping up to 10, with 5 bedrooms, this home has an open-plan living space comprising a lounge, a second lounge, kitchen and dining area, separate utility room, family bathroom, 3 en-suite shower rooms, and a dedicated driveway for 3 cars. In the evening sit back and relax in the luxurious hot tub provided and take in the views of the hill tops whilst enjoying the lovely aroma of the BBQ.

Enter through the front door into a small entrance porch for coats and shoes leading into a spectacular open plan living area with solid oak flooring. The principle lounge is well furnished with sofa’s seating 10. The lounge area has a large window overlooking the front aspect of the property. Within this seating area is a large oak coffee table strategically placed in front of the sofas. The lounge has a stunning large Danish made wood-burner for cooler evenings, a wall- mounted 50” Smart TV, Sky TV package, and WiFi Broadband. The second separate living room/games room can be found off this open-plan living area, containing a flat screen TV, PlayStation 3 (for games or DVDs) and a comfortable 3-seater sofa. This room leads off into the hallway (with useful storage cupboard). From the lounge and kitchen area is the welcoming dining area in the sun room. This has a long wooden dining table, seating 10 with two large windows both sides of this dining area, 1 of which is a lovely cushioned window seat overlooking the enclosed back garden.

The well-equipped oak kitchen includes a breakfast bar area with two bar stools. It is equipped with integrated appliances including a dishwasher, microwave, under-counter fridge, electric oven, ceramic hob with extractor fan, 4-slice toaster, kettle, Nespresso pod coffee machine and milk frother, a vast selection of utensils, cups, glasses and crockery. A truly well appointed kitchen with a window overlooking the rear of the property and hot tub. Just off the lounge and kitchen area is a separate utility room with washing machine, tumble drier, large second fridge, under-counter freezer as well as a mop and bucket, dustpan and brush, laundry basket, vacuum cleaner, iron and ironing board and a microwave / combination oven.

Bedroom 2: Twin bedroom. Also on the ground floor is the twin bedroom. Within this room you will find a large mirror fronted wardrobe, large 4-drawer wooden chest of drawers and a window with wooden venetian blinds overlooking the front aspect of the property.
Bedroom 3: Second twin bedroom. Also located on ground floor is another twin bedroom with a wooden smoked-glass effect and mirror fronted wardrobe for storage, bedside table with lamp, and a window overlooking the rear garden which allows plenty of natural light, making this a bright room. Next to this bedroom is a family bathroom for your convenience.
Bedroom 4: Double-bedroom. This is a double aspect upstairs bedroom with a king-sized double bed, an en-suite shower room with handbasin and WC, 2 white bedside cupboards. There are two windows on either side of this room transforming this large loft bedroom into a bright airy living space. Please note – this bedroom has restricted head room.

SURFSUP has 3 en-suite shower rooms as well as a family bathroom. Family bathroom: The family bathroom can be found downstairs conveniently situated outside the twin bedrooms, complete with a white bathroom suite; WC, basin, bath with shower over, shaver mirror and heated towel rail. There is a frosted window overlooking the rear of the property with cream coloured floor tiles and white wall tiling. Master (downstairs) en-suite shower room: WC, basin and corner power- shower. Fully tiled walls and floor with natural effect ceramic tiles. En-suite shower rooms: The second and third en-suite shower rooms can be found upstairs off the two double bedrooms, each with a white handbasin, WC, shower enclosure (heated towel rail in one).

The property is situated in a quiet, residential cul-de-sac, in the heart of Croyde. Once outdoors you have the choice of the lovely front lawned garden area with seating or the enclosed and private rear garden with Weber kettle BBQ (requiring briquettes), and 2 patio areas. A beautiful teak dining table and chairs is provided with seating for 10. You could unwind with a book on the sun loungers that are provided or relax in the hot tub (please note that the hot tub is not for use beyond 9pm). Rattan lounge furniture with coffee table can be found on the top patio. You can also use the outside hot shower - ideal to wash down sandy wetsuits. There is additional seating area in the front garden which catches the late evening sun. Parking is well catered for in front of the house for up to 3 cars. Visitors are asked to kindly respect neighbours in this peaceful community.
