INSTOW CONIFERS OVERVIEW
Enjoy a relaxing stay in this pet-friendly seaside holiday apartment that is just a 15 minute walk from Instow beach. CONIFERS has a bright and cheerful beach feel with 2 spacious bedrooms and a contemporary shower room. Enjoy the golden sandy beach, dunes, quaint village shops, a gallery, yacht club, pubs and excellent seafood restaurants. There are 5 places to eat all within walking distance: The Wayfarer, Instow Arms, Boathouse, Commodore and The Quay. It is an ideal spot for most watersports and fishing, or alternatively take the seasonal passenger ferry across to the historic fishing village of Appledore. The famous Tarka Trail is on the doorstep, perfect for walkers and cyclists following the estuary towards Braunton. Explore nearby attractions including Tapeley Park, The Big Sheep, Milky Way, National Trust Arlington Court, or board The Oldenburg for day trips to Lundy Island.

LIVING AREAS
Enter the property into a long hallway. In the lounge a sofa and two chairs seat 4 people comfortably in this light and airy living space. There is a lovely open plan dining area in front of the bay window seating 4. There is a flatscreen TV with a DVD player, DVD selection, Freeview, WiFi internet access (£15.00), books, games and a children’s toy box.

KITCHEN
The modern kitchen had a black grey and white theme with plenty of surface, cupboard and drawer space. Facilities include a washing machine, fridge, microwave, oven, gas hob, kettle, toaster, blender, cafetiere, as well as all the other essential kitchen utensils, pots, pans, crockery and cutlery.
Handy breakfast bar is perfect for a bite to eat before heading out for a day at the beach!

BEDROOMS
Bedroom 1: Cheerful double bedroom with plenty of storage space comprising a large wardrobe, chest of drawers and bedside drawers, lamps, mirror and chair.
Bedroom 2: Pretty twin bedroom with wardrobe, chests of drawers and bedside drawers.

BATHROOMS
Large contemporary shower room with floor to ceiling tiled walls. Large corner shower enclosure with Myra Sports shower, white wash basin and WC, radiator, towel rail and a bathroom cabinet and storage seat. Bath towels are provided.

OUTDOORS
A pretty garden at the front of the house is ideal for relaxing in the sunshine and for letting your dog stretch its legs. Please note the garden is not enclosed. The garden is well kept with a lawn and lovely flower beds and shrubs for you to enjoy while sitting on the bench in the sunshine. There is parking space for 2 cars in the drive at the side of the house.
