CROYDE MEADOWBANK OVERVIEW
This beautiful detached home is in an excellent location close to the centre of the picturesque village of Croyde. Situated in a quiet cul de sac overlooking delightful countryside and with views across the village to the sea, the property offers easy access to the dune backed surfing sands of Croyde Bay. This wonderful sheltered cove is ideal for children and a popular surfing venue. Croyde is one of Devon’s most popular seaside villages with a stunning coastal walk which leads around the headland to Putsborough and Woolacombe. There are a number of local surf shops, an ice cream parlour, and some excellent pubs and restaurants.

LIVING AREAS
Approached by steps, the front entrance leads into a spacious and bright hallway with solid oak flooring. The whole house is beautifully presented with an airy contemporary feel and is furnished and equipped to a high standard. The stylish living room offers dual aspect views and opens up onto a large sheltered glazed veranda with external lights, ideal for alfresco dining.
The ground floor living room has comfy seating, a flame effect gas fire, freeview TV, DVD/Blueray player and stereo with iPod dock. There are also books and games for a rainy day.

KITCHEN
A sociable kitchen/diner has fully integrated units and has everything you could need for a relaxing self catering stay. The large dining table seats 8 people and a high chair is available. Kitchen appliances include a 5-ring ceramic hob, large side-by-side double oven, microwave, fridge/freezer, separate under-counter fridge, wine cooler, dishwasher and blender. All essential kitchen utensils, pots, pans, cutlery and crockery are provided. A separate utility room houses the washing machine and tumble dryer.

BEDROOMS
All four bedrooms have bed linen provided and have storage space for your belongings.
Bedroom 1: Ground floor double bedroom with king size bed.
Bedroom 2: First floor master bedroom with with dual aspect views, a super king bed and an en-suite shower room.
Bedroom 3: First floor twin bedroom.
Bedroom 4: First floor twin bedroom.
A travel cot is available. There is space for this to be placed in the ground floor bedroom, twin room or master bedroom

BATHROOMS
Bathroom 1: Family bathroom with bath, WC, basin, shaving plug point and separate shower cubicle.
Bathroom 2: En suite shower room to Bedroom 2 with a large walk in shower, shaving plug point, fitted units, wash basin and WC.
There is also a useful downstairs cloakroom with WC. Bath and hand towels are provided.

OUTDOORS
The fully enclosed rear garden has three seating areas on various levels (one with views of the sea and Lundy Island in the distance) and a wonderful large sloping lawn. A fantastic covered veranda with table and chairs allows you to enjoy being outdoors whatever the weather. There is a garage for cycle and surfboard storage, garden furniture and a charcoal BBQ.
A small supply of bodyboards is provided as well as windbreaks.
There is parking for one car in the garage and two further cars on the private driveway.
