This beautiful barn conversion is the perfect place to get away from it all. Based in the heart of Braunton, it is the perfect base to explore the wonders that North Devon has to offer. With 3 bedrooms, sleeping 6 (8 informally with use of a sofa bed) this charming holiday home is ideal for families, couples or friends looking for a relaxing break on the North Devon coast. The original barn was built in 1638 and converted by a heritage builder in 2008. Further refurbishments have produced a cosy yet modern home that is finished to a very high standard.
BRAUNTON IVY BARN is situated in the old part of the village, so visitors can walk to the local shops, restaurants, pubs, and bustling village life. Award winning beaches, and favourites with surfers include Saunton, Croyde, Putsborough and Woolacombe, all just a short car journey away. Golfers will love the fact that the 1st tee at world-renowned Saunton Golf Course is only 1.5 miles away. This lovely property has a spacious garage with storage space and additional fridge. All in all the perfect base to explore a beautiful part of Devon.

As you enter, you can’t help but feel the sense of warmth that Ivy Barn exudes.
The top floor is open plan, located in the beams of the old barn. All furnishings are to a very high standard with a comfy leather corner sofa and oak furniture. A huge bonus of this property is the great home entertainment facilities including flatscreen HD TV with built in HD freeview, Blue-Ray DVD player, DVD & CD selection, WiFi internet access, Wii games console with games, stereo with DAB radio, iPod dock, phono lead for portable devices to play via headphone socket using the Aux function, children's toys, family games and books.
This upstairs living space is light and airy due to the velux windows, which also have black out blinds built in. Downlights flood the open area with light in the evenings (which are dimmable).

Enjoy a stress free holiday with a modern kitchen containing all you could need for your self catering stay. Facilities include a tall fridge/freezer, dishwasher, oven, grill, electric hob, extractor fan, microwave, blender, kettle, toaster, coffee grinder, cafetiere, as well as a good selection of pots, pans, cutlery and crockery (including children’s). A washing machine, tumble dryer and wash basin are located in the garage along with a useful separate fridge.
The dining room is a great family eating area with a solid oak dining table and chairs seating 8 people.

BRAUNTON IVY BARN has 3 stylish and comfortable bedrooms each with their own feel.
Bedroom 1: Double bedroom on the first floor with a freestanding wardrobe, two small drawer units, bedside reading lamps, hair dryer and blackout blinds. This room benefits from an en suite with bath, wash basin and WC.
Bedroom 2: Double bedroom on the ground floor with a freestanding wardrobe, two small drawer units, bedside reading lamps, a flatscreen TV and blackout blinds.
Bedroom 3: Twin bedroom on the ground floor with a freestanding wardrobe, two small drawer units, bedside reading lamps, a flatscreen TV with DVD, CD player, radio and blackout blinds.

There is a sofa bed in the lounge which provides informal sleeping for 2 extra people. Bedding can be provided at no extra cost, just let us know you require it upon booking.

There are two bathrooms, one on each floor.
Bathroom 1: The main bathroom has a WC, wash basin, very large shower enclosure as well as a bath for a soak after a day at the beach! A top quality bathroom with marble and natural stone tiling.
Bathroom 2: En suite to Bedroom 1, containing a bath, WC, and wash basin, also finished with marble and natural stone tiles.

Parking for 1 car in a spacious garage with an electrically operated door for ease of access. You can store surf boards and bikes and beach gear in here if you wish and cool your drinks in the fridge! There is no garden at this property but the beach is only 10 minutes away by car for evening BBQs and there are parks just a few minutes walk away, perfect for families.
